How do you choose a home builder?
Choosing the right home builder depends on a number of factors. Some of these factors are within your control and others are not. Here are some factors to consider when looking at potential home builders.

What’s your budget?
Knowing your budget is where we recommend you start. This means spending time chatting with your bank or a mortgage broker and discussing the options for building a home. Since banks don’t mortgage empty lots, if you do not already own one, the home builder will need to own the lot and sell it to you within the real estate transaction.
There are many different types of home builders. If you’re getting into custom design and custom builds, you should expect to pay at least 300,000. However, there are some low to mid 200k options depending on your location and the quality of the home and finishings.
Urban vs rural and where you live
Most custom home builders are developing communities in the suburbs of major cities around the country. However, if you own a lot in the country, it’s still possible to have a great builder create the perfect home or cottage for you, but not all builders will develop that far away from their core location.
Searching for developers and home builders in your local area, or more specifically, in the area you would like to live is a good starting point for finding the right fit.
Do you already own a lot
Some custom builders are able to build the shell of your home offsite and transport it to your lot if you are in a rural location and already own a lot. Many times if you want to work with a particular builder you will need to buy a custom home on one of their development communities. If you don’t already have a lot, be sure to explore your options before you buy one.
Timeline, closing dates, and how fast you need in your home
If you’re looking for a quick close home then it’s possible to get your hands on a show home in an existing community development in your area. As long as you can arrange financing you can close on these homes almost immediately as they are vacant and the home builders are usually looking to sell them quickly.
The general rule of thumb when dealing with developers and home builders is to be flexible if you want to get the best possible home. When it comes to custom finishings and design, things may take a little longer, regardless of how quickly the home builder can work. Keep that in mind when chatting with companies and exploring your options.
